FY2025 in sixty seconds
year to 30 Jun 2025 · approved 21 Oct 2025 · 68 pages · Companies House
KCR Residential REIT plc owns and lets flats, mainly in London and the South East. Revenue for the year to 30 June 2025 rose to £1.9m from £1.8m (+5.0%), and it made a profit before tax of £328k, against a loss of £1.2m the year before.
Rents rose as refurbished flats were re-let. The profit was helped by a rise in the valuation of its properties, which is a paper gain rather than cash. Against that, energy and cleaning costs increased, interest costs rose by around £200k after a refinancing, and there were about £50k of unusual legal costs from dealings with minority shareholders.
Cash at the year end fell to £174k from £932k, and borrowings were £14.1m. No new shares were issued and no dividend will be paid. Management says market conditions are improving and expects its Deanery Court property to help reduce the cash the business uses in the coming year. The auditor gave a clean opinion with no going-concern doubt, but the report warns the group may need to raise more capital and that funding is not certain to be available.
Core rental income growth from repositioned/refurbished flats
Revenue grew 5% to £1,885,144 (2024: £1,796,106), with core portfolio rental revenue the primary contributor, Deanery Court a key driver
page 10Increased energy and cleaning costs under the Cristal Apartments operating model
Gross profit margin reduced to 77.78% (2024: 80.73%) reflecting primarily increased energy and cleaning costs
page 8Market conditions are improving and if interest rates continue to reduce over the medium term, we reasonably expect this will result in a tightening of yields which will have a further positive impact on future valuations.
page 4The Directors do not recommend payment of a dividend for the year (2024: £nil). Long-standing Company objective is to achieve the ability to pay dividends from rental cash flow once scale is reached; as a REIT it is required to distribute 90% of rental profits once profitable/cash generative
