LendInvest is a UK property lender that arranges and manages buy-to-let mortgages, short-term bridging loans and development finance. In the year to 31 March 2026, its income after funding costs, the nearest thing it has to revenue, rose to £43.2m from £38.6m. It made a profit before tax of £3.2m, against a loss of £1.2m the year before.

The report credits record buy-to-let lending and running costs that fell even as lending grew. Profit included a one-off £1.6m cost of swapping old bonds for new ones, and a gain on contracts used to manage interest rates.

Cash at the year end was £78.3m, up on the year before, but £64.1m of it was set aside for specific lending. No dividend was proposed, because past losses still prevent one. Management said it begins the new year with its largest lending pipeline yet. It also warned that rising interest rates since February 2026, linked to the war in Iran, are raising borrowing costs and may slow lending. The auditor gave a clean opinion and raised no doubt that the company can keep trading.
